What the inspection is
AS 4349.1: visual, limited to readily accessible areas, reporting significant structural damage, conditions conducive to it, and safety hazards.
What it is not
No circuit is energised, no pipe pressurised, no appliance operated, nothing dismantled. It is not a defect list and it is not a valuation.
Add the pest inspection
On an older property with established gardens, timber pest under AS 4349.3 is the companion report, and it reports evidence rather than treating anything.
